Flood zones on the Silver Coast — and how to check one listing

Portugal maps its official flood risk areas under the EU Floods Directive — polygons drawn from hydraulic models, each tagged with a return period: T20 (a flood expected once in 20 years), T100, T1000. They are public, they are precise, and no property advert will ever mention them. A house inside a T20 polygon can be insured, mortgaged and sold to you without anyone being obliged to say a word.

Where the zones are, locally

On the Silver Coast the mapped zones follow the rivers, not the sea:

• Caldas da Rainha — the Arnoia corridor south of town;
• Torres Vedras — the Sizandro valley (Dois Portos);
• Lourinhã — the Grande, plus the Areia Branca and Vimeiro areas;
• São Martinho do Porto and Alcobaça — the Alcoa and the coastal lowland;
• Óbidos — no mapped zones at all. That is the official answer, not a gap in our data: the national inventory simply designates no significant flood-risk area there. Low ground near the lagoon still floods in the everyday sense — mapped risk and wet feet are different questions.

Why a buyer from abroad should care first

Because it is unfixable. A dated kitchen is a renovation; a floodplain is geography. It decides your insurance premium, your resale audience, and — after the next wet winter makes the news — your price. Locals absorb this knowledge from a lifetime of watching which fields disappear in January. A buyer viewing in July sees a dry meadow.
